March 1

Unpaid taxes from December 31, prior year returned as Delinquent

Begin preparation of initial notices . (90 days)

Certified abandon property forfeits on "fast track". (Skip direct to forfeiture date)

June 1

First class mail notice to parties on tax roll, including maintenance of notice list and preparation of second notice. (90 days)

September 1

Second notice by first class mail. Same contents as above. Determination of street addresses of all list properties. (60 days)

October 1

Certified mail notice fee added to tax amount.

November 1, 2000

Compile list of properties remaining delinquent.

Total due on the account calculated to last day of February in the next calendar year.

Preparation of certified mail notices. (90 days)

Preparation of first class mail "occupant" notices. (90 days)

Preparation of redemption permanent record book.

December 1

Determination of:

Street address.
Name and address of parties of interest according to Treasurer records.

2nd Year: February 1

Certified mail notice to parties of interest according to Treasurer records.

Same content as previous first class mail notices.

First class mailing to Occupant.

2nd Year: March 1

Property not redeemed is forfeited.

Interest accrues at 1.5% per month from delinquency (retroactive) and forward to date of expiration of redemption rights.

Preparation of forfeiture certificates for unredeemed property. (45 days)

Preparation of forfeiture petition for Circuit Court Clerk (60 days)

Contract for Title searches (60 days)

Personally inspect forfeited property and serve/post occupants (To 30 days before hearing)

Add title search/foreclosure fee to delinquent account.

2nd year: April 15

Record forfeiture certificates with Register of Deeds.

2nd year: May 1

File forfeiture petition with Circuit Court Clerk .

File proof of notice/service/publication with Court Clerk. (To date of hearing)

Maintain list of redemptions and remove from foreclosure petition (To date of hearing

Incorporate search results into notices.

Certified mail notice to parties of recorded interest (To 30 days before hearing)

Notify by publication (Once a week, three successive weeks).

December to Feb. - as locally scheduled

Show cause hearing

3rd Year: March 31

Judgement granting foreclosure and quieting title.

3rd Year: March

Absolute fee simple title vests in Treasurer (FGU)

Property becomes available to units/municipalitiesby payment of minimum bid

Advertise date and location of "Minimum Bid" sale by publication. (To 30 days from Auction)

3rd Year: June to November

Deadline for unit/municipality purchases. (Three weeks prior to Minimum bid auction)

3rd Year: July to October

Hold "Minimum Bid" Auction. Joint Sales allowed.

Not less than 28 days after Minimum Bid auction :
No minimum bid "absolute" auction.
Deposit sale proceeds to segregated fund.
Chargeback any losses to units. Unit separation accounting permissible

3rd Year: December

Unsold property transfers to unit/municipality unless objected to.

Un-transferred parcels remain Treasurer (FGU) owned.
